Notice of Contract filed in registry within 60 days of execution
File by:
90 days after Notice of Substantial Completion; 120 days after Notice of Termination; otherwise 120 days after last performed
Enforce by:
90 days (if Notice of Contract filed) or 30 days (if no Notice of Contract) after filing lien
Where found:
Mass. Gen. Laws ch. 254, §§ 1 et seq.
File a statement of account (lien) with the registry of deeds or the Land Court for registered land in the county where the property is located. Must file a Notice of Contract beforehand if possible. Must include property description and amount.
