Subcontractors/suppliers: Notice of intent to file lien at least 30 days before filing
File by:
6 months after last furnishing; serve notice on owner within 30 days
Enforce by:
2 years after filing lien claim
Where found:
49 Pa. Cons. Stat. §§ 1101 et seq. (Mechanics' Lien Law)
File a claim with the Prothonotary of the Court of Common Pleas in the county where the property is located. Must include property description, amount due, and name of owner. Serve notice on owner within 30 days of filing.
